Kingsway - Bingley

We were approached by the client in January 2010, to tender for the total revamp of these 2 shops, and 2 apartments, built around 1950-60, at the time the property was an unsafe shell, held up internally with acro props after been condemned by building control and repossessed from its previous owner, vandals had also been going in, smashing windows, stealing pipework etc, our client had purchased the property at auction, and working closely with a local architect, wanted to bring it back to life.

After a tender period, and advice from us on cost saving alternatives and procedures, we were appointed principal contractor, and work began in November 2010.

Health and safety was at the top of our list, entering a building in this state is highly dangerous, but having to work in it, and make previous poor quality workmanship safe is not something to be taken lightly, our in house health and safety manager worked closely with our staff, and sub-contractors to make sure everything was done correctly, method statements, risk assessments all made job specific and followed, leasing with CDM coordinator and party wall supervisor on site.

Work began to take out the old first floors, all propping made safe and checked daily, footings excavated for new dividing walls, and concreted, because of bad weather at the end of November, it was decided to keep the existing roof on the building so that internal walls could be erected and work could continue and gain good progress even in bad weather, the ground floor was built up with 30 ton of hardcore imported, insulated to building reg's, and concrete pumped in to give a sound base to work from, the block work walls were all built without any disruption from the weather, the rear of the building was propped, and partly taken down and re built with new openings to suit the new lay out, aluminium windows were supplied and fitted, maintaining the original look of the building, but with glazed units to the current standard.

Our client and the architect had been keen to give as much space as possible to the apartments, and, working closely with ourselves had decided on a 'Sips' panel pod, to sit on the roof of the existing building, creating a kitchen/living area to each apartment on the roof, with fantastic views over Bingley and beyond. A full steel ring beam was fabricated on site and installed to accommodate this, and the new floors that were installed, the roof was then stripped off and the pods lifted in by crane and erected on site and made watertight in only a week! Standing seam roofing was supplied and fixed, along with 'Rocklad' rain screen cladding, making the pods stand out as a design feature, while been virtually maintenance free externally.

We are very impressed with our new building and it has exceeded our expectations. The architect is delighted with how his drawing has developed into the final product and has already asked Stuart to work with him on other projects. We have received many complimentary comments about the standard of work and how the plans have been interpreted.
